Understand EMI, interest and prepayment thinking for a ₹50 lakh loan.
Key Inputs
Principal, annual interest rate, tenure and prepayment amount drive most of the result.
Small rate differences matter over long tenures.
Base EMI
At 8.5% for 20 years, the EMI is about ₹43,391. Over 240 months you repay about ₹1.04 crore, of which about ₹54.1 lakh is interest, more than the amount borrowed.
In the early years most of each EMI goes to interest; in month one, about ₹35,400 of the EMI is interest. That is why the balance falls slowly at first and why early prepayments have the biggest effect.
Rate And Tenure Sensitivity
Same loan, different rate: 8% gives an EMI of about ₹41,822 and total interest of ₹50.4 lakh, while 9% gives about ₹44,986 and ₹58.0 lakh. A half-point change moves total interest by roughly ₹3.8 lakh over 20 years.
Same rate, different tenure: 25 years lowers the EMI to about ₹40,261 but raises interest to about ₹70.8 lakh, and 30 years gives about ₹38,446 and ₹88.4 lakh. Saving about ₹5,000 a month in EMI costs over ₹34 lakh in extra interest.
Prepayment Effect
Extra principal paid early can reduce total interest and tenure.
Keep emergency savings before locking money into the loan.
Assuming each prepayment reduces tenure: ₹5,000 extra every month saves about ₹13.9 lakh of interest and closes the loan about 53 months early. A one-time ₹5 lakh in month 24 saves about ₹14.6 lakh and 45 months. ₹1 lakh every year saves about ₹18.6 lakh and 72 months.
Timing matters: the same ₹5 lakh paid in month 120 saves only about ₹5.7 lakh and 24 months, because less interest is left to save by then.
What To Check In Your Offer
Ask the lender for the amortisation schedule, the benchmark and spread behind the rate, whether prepayments reduce tenure or EMI, and the processing fee. On a ₹50 lakh loan, a 0.5% fee is ₹25,000, or ₹29,500 with 18% GST.
Prepay Or Invest?
Prepaying earns a guaranteed return equal to the loan rate, while investing may earn more or less. Under the old regime, the deduction of up to ₹2 lakh a year for interest on a self-occupied home lowers the effective cost; under the new regime it doesn't apply. Many borrowers split surplus money between the two.
Next Step
Run base EMI first, then compare one-time and yearly prepayment strategies.
Use the Rent vs Buy Calculator if you are still deciding whether to buy, and include stamp duty, registration and other one-time costs there.
